How I decide between a repair and a re-roof

I started my career repairing tile roofs, and I still look at every repair call the same way I did then. Two questions. What is actually letting the water in, and how much life does the rest of the roof have left?

On every repair visit we give you two numbers: the repair price, and what a full re-roof would cost. Not to sell you the bigger job. A repair carries one-time costs that do not shrink with the size of the fix. Getting a truck and a crew to your house, the setup, the permit where one is needed. In practice a repair often lands at ten to fifteen percent of what a re-roof costs, depending on how bad it is. Ten to fifteen percent of a new roof is money well spent on a roof with years left. Spending it on a roof that will not last more than a couple of years is almost always a bad investment, and that is exactly what we talk through at the appointment, with both numbers on the table.

Tile. If you are seeing water inside under a tile roof, it is already past a bit of mortar or a bit of tar. For water to show up in the house it had to get through an opening in the tile, a broken tile or mortar that cracked over time, and then through the underlayment beneath it. On tile systems, underlayment trouble starts showing as early as year twelve. At seventeen years and older you are likely looking at a re-roof within a few years, because the underlayment is close to used up. That is why a tile leak needs to be looked at right away, and why we always price the re-roof alongside the repair.

Shingle. A shingle roof is easier to read. A careful visual inspection tells me roughly how many years it has left. Seven years old or younger, a repair is almost always the right call. I check every facet of the roof for damage that is systemic rather than local before I say that, and I still leave you a re-roof number on the spot, so when the roof does get near the end of its life you already know what that decision looks like.

Metal. 5V panels are the easiest metal repair. We back the screws out, work the area, usually at a penetration or a transition, and put the panels back. They are still more costly than they look, because the panels have to be handled with care so they can be reused, and that means working slower. Standing seam takes a bit more than that, and mechanically seamed systems more again. All of it is doable. It just costs more per hour of roof than shingle or tile does.
