What a leak under a tile roof is really telling you
I started out repairing tile roofs, so here is the thing I wish every homeowner with a tile roof knew. By the time water shows up on a ceiling, it has already come through two layers. It got past the tile, through a broken piece or mortar that cracked over the years, and then it got through the underlayment. That second layer is the one that was actually keeping you dry. A mortar patch or a smear of tar on top treats the symptom and leaves the real opening alone.
So when you call us with a tile leak, we do not stall. Someone answers around the clock. If the forecast is bad we get a tarp on it, and then we come out and look at the whole roof, not just the wet spot. On tile roofs, underlayment trouble starts showing as early as year twelve, and at seventeen years and older a re-roof is usually somewhere in the next few years. You will get a repair price and a re-roof price side by side, with photos, so the decision is yours and it is an easy one to make.
Shingle and metal leaks are more forgiving. A shingle roof under about seven years old is almost always a straightforward repair. On metal, the easy ones are 5V panels where we can back out the screws and get to the problem at a penetration or transition. Either way you get the same two numbers.
