Tile Roof Leaking? Why It Is Almost Never a Simple Repair

I started my career repairing tile roofs, and the same conversation still happens on almost every tile leak call. A homeowner points at a stain on the ceiling and asks whether we can just patch the spot. I understand the question. I also know what that stain means, and it is worth explaining properly, because it changes what the right fix is.

What a leak on a tile roof actually means

A tile roof keeps water out with two layers. The tile on top sheds most of it. The underlayment beneath the tile is the layer that actually keeps your house dry, because water gets under tile all the time and the underlayment carries it down to the gutter.

For water to show up inside your house, it had to get through both. First through an opening in the tile, usually a broken tile or mortar that has cracked with age. Then through the underlayment, which by that point has a hole, a tear, or has simply worn thin. By the time you can see a leak on a tile roof, the underlayment has already failed at that spot. That is why a bit of mortar or a smear of tar on the tile does not hold. It treats the top layer and leaves the real opening alone.

The twelve year mark and the seventeen year mark

Two ages matter on a tile roof in Sarasota and Manatee. Around twelve years, the underlayment starts to show its age. Heat, UV, and years of water running across it take their toll, and the first leaks tend to appear then. At seventeen years and older, the underlayment is close to used up. The tile on top can look perfect and the roof can still be near the end of its life, because the layer doing the real work is worn out.

So if your tile roof is seventeen or older and you have a leak, you are realistically looking at a re-roof somewhere in the next few years. If it is around twelve, a repair may buy you real time. Either way, a tile leak needs to be looked at right away, not next month.

What we do when you call

Someone answers around the clock. If weather is coming we get a tarp on the roof to stop the water spreading while the repair is scheduled. Then we come out and look at the whole roof, every facet, not just the wet spot. You get photos of what we found and a written assessment.

You also get two prices, side by side. The repair price, and what a full re-roof would cost. A tile leak repair often runs ten to fifteen percent of a re-roof, depending on severity, and the re-roof number sits right next to it. We do that on every repair visit, whether or not you need the re-roof today, because the decision is yours and it should be an easy one to make with the whole picture in front of you.

Repair or re-roof: how to decide

Repairs carry one-time costs that do not shrink with the size of the fix. Getting a truck and a crew to your house, the setup, the permit where one is needed. A small repair on a roof with years left is money well spent. That same repair on a roof near the end of its life can cost more than it saves, and we would rather tell you that on the first visit.

On a lot of tile homes here, the tile itself is still good and only the underlayment has worn out. Lifting the tile, replacing the underlayment, and relaying the same tile is a real option and often the smart one. Our tile roofing page covers that in more detail.

How shingle and metal compare

Shingle is easier to read. A careful visual inspection tells me roughly how many years a shingle roof has left, and if it is seven years old or younger a repair is almost always the right call, as long as the damage is local and not showing up across every facet. Metal depends on the system. 5V panels are the easiest repair, because we can back out the screws and get to the problem, usually at a penetration or a transition. Standing seam takes more care, and mechanically seamed systems more again. All of it is doable, it just costs more per hour of roof because the panels have to be handled carefully enough to reuse.

The short version
