Tile is where I started, and it is the roof I understand best. Two ages matter on a tile roof in Southwest Florida. Around twelve years, the underlayment beneath the tile starts to show its age. At seventeen and older, the underlayment is close to done, and a re-roof is realistically somewhere in the next few years no matter how good the tile on top still looks.

That is also why a tile leak is never just a tile leak. For water to reach the inside of the house it had to get through an opening in the tile and then through the underlayment. By the time you see it, mortar and tar are not the fix. We come out, look at every facet, and give you both numbers. The re-roof price sits right next to the repair price, so you can see exactly what you are choosing between and decide what makes sense for you.

One thing I get asked a lot: can you just lift the tile, put new underlayment under it, and set the same tile back? On a re-roof, no, and it is a labor question, not a materials one. Tile is a fragile covering. Handling every piece twice, off and back on without breaking it, costs more in labor than new tile does. So a tile re-roof with us means new underlayment and new tile. Where we do reuse your tile is on repairs, because there the point is matching what is already on the roof.
