What I would ask before hiring anyone, including us
Most people replace a roof once. Statistically it is between one and two times in a lifetime, so you are probably doing this for the first time and every company sounds the same. Here is what I would want to know before I signed. How big is the crew, because crew size decides how long you live with noise, a dumpster in the driveway and material in the yard, and a smaller company means being inconvenienced a lot longer. How long has the company been around, because if something comes up in five years you want someone still there to come out and look at it. What is the workmanship warranty, and just as important, what does it not cover. That is part of the bid, not a footnote.
Then the one that matters most: what happens when there is a surprise. If your roof has three rotten sheets of plywood, every roofer has to replace three sheets. The difference is how many they include, and how they handle the rest. We include three sheets free on every re-roof. The cost of every extra item is in your paperwork before we start, so the only unknown is the quantity, and honestly that is unknowable until the shingles come off. When we find something, you get the photos and the numbers while the roof is open, not a bill two days after we leave. If we cannot show you a picture of it and you were not there to see it, we do not charge for it.
Once you have done roofing for a while, the roof is the easiest part. Everything around it, when to leave the house, when the dumpster comes and goes, when the shingles land, what photos you get, is what makes or breaks the experience. That is where we put our effort.
How we price a roof, and why it is not per square
Most companies quote a price per square. That gets you an approximate number for an average roof, and it misses what actually moves the cost of yours. Pitch, because a steep roof means the crew walks slower, carries less at a time, and takes more precautions. Layers, because every extra layer is weight in the dumpster, often a second trip to the landfill, and every fastener from every old underlayment has to come out, nails, plastic caps, staples, and the rusted ones lose their heads and have to be pulled one by one. Access, because a narrow lot with nowhere to put a dumpster costs time. Decking, which typically runs $100 to $130 a sheet in this market depending on the contractor, and we include three sheets. Tile weight, for what it is worth, does not move the number.
We do not price per square because a per-square rate charges you for the average roof instead of your roof. We price what your roof actually takes: every bundle, every box, every roll, every nail, and the real labor. That is how we can show you the cost and stand behind it. It also means larger homes often come in below what a per-square quote would show, because the per-square average is built on the twenty to thirty square homes most companies do, and a forty square roof does not cost proportionally more.
