Architectural shingle: the value pick
Shingle is the most common roof in Southwest Florida, and for most homes it is the smart, no-drama choice. It costs the least up front, it is fast to install, and when something goes wrong it is the easiest and cheapest to repair. The trade-off is lifespan: our sun is hard on shingle, so plan on roughly 15 to 25 years depending on the line you choose and how well it is ventilated. Tile: the Southwest Florida classic
Concrete and clay tile is the look a lot of our neighborhoods are built around, and it lasts a long time, commonly 30 to 50 years or more. The tile itself can outlive the waterproofing underneath it, which is why a lot of "tile roof" jobs here are really an underlayment replacement: we lift the tile, replace the worn underlayment that actually keeps water out, and relay the tile. That is usually less than a full tear-off. Tile costs more than shingle because the material is pricier and much heavier to handle, but if you love the look and plan to stay, it is a roof you may only buy once.
Metal: the longest life, especially near the water
A standing-seam metal roof is the longest-lasting common roof, often 40 to 70 years, and it is the best performer against the two things that wear roofs out fastest here: hurricane wind and Gulf salt air. It is priced near tile, so it is a premium choice up front, but on a cost-per-year basis it is often the cheapest roof you can buy. For waterfront and coastal homes, or for anyone who wants to roof once and forget about it, metal is hard to beat.
