What metal roof repairs actually involve
Metal repairs are the ones homeowners have the most questions about, so here is how they really go. 5V panels are the easiest. We back the screws out, work the area, and put the panels back. The problem is almost always at a penetration, a vent or a pipe, or at a transition where two planes of roof meet. Standing seam takes a bit more. Mechanically seamed systems take more again.
All of it is doable. What makes metal repairs cost more than they look is care. The panels have to come off and go back on without damage so they can be reused, and the area around the repair has to stay untouched. That means going slower, and slower on a roof is what you pay for. When you call us about a metal leak you get an honest read on which system you have, what the repair involves, and a price for the repair next to a price for replacement, so you can decide with the whole picture.

Metal has the potential for the most beautiful finish of any roof, and it lasts. It is also the roof where the details make or break the result. A metal roof is a hundred small decisions, and what a crew considers good enough is what you end up living with. So on metal, the contractor's experience installing it and supervising it is the whole game.

What does a metal roof cost in Sarasota or Manatee County?
It depends on the panel profile, the metal and coating, the size and pitch of the roof, and what the deck looks like once we are up there. We measure your actual roof and put a written number in front of you before anything is scheduled. We do not quote metal off a phone call.
Which metal roof holds up near the water?
Inside roughly the first 1,500 feet from open saltwater, the coating and the metal underneath both have to be salt-rated or the manufacturer warranty does not apply. That leaves SMP on steel, ZAM on steel, or Kynar on aluminum. Kynar on steel is a common spec and is not rated for coastal use, which is the one that catches people out. ZAM is only made in standing seam, so choosing it also decides your profile.
What metal panel profiles do you install?
Concealed-fastener standing seam in nail strip, snap lock and mechanical seam, and exposed-fastener 5V and PBR. Concealed fastener hides the screws and generally lasts longer; exposed fastener costs less up front. We will show you both on your own roof rather than in a brochure.
Can you put a metal roof on a manufactured or mobile home?
Yes. Manufactured and mobile homes are a normal part of our metal work, and the attachment and edge details are different from a site-built house, so it matters that whoever does it has done them before.
How long does a metal roof last in Florida?
Longer than any other system we install. Manufacturer coverage runs to 40 years on the substrate and 40 on the finish for acrylic-coated steel inland, and 25 and 40 for Kynar on aluminum in coastal exposure. Those are the manufacturer warranties on the material, separate from our workmanship.
Do you do metal roofs across Sarasota and Charlotte counties?
