What Makes a Roofer the Best One for You? A Contractor's Honest Checklist
Most homeowners replace a roof once. Statistically it is somewhere between one and two times in a lifetime. So when you search for the best roofer, you are usually doing something you have never done before, and every company you call says the same things. I have been on the other side of that conversation for a long time, so here is what actually separates roofers, and what I would ask before I hired one.
First, "best" depends on what matters to you
Best is not one thing. For some homeowners it is price. For some it is how fast the crew is in and out. For some it is knowing who to call in five years if something goes wrong. Those pull in different directions, and which one comes first is different for every family. That is the first thing we work out in a consultation, because it tells us whether we are a good fit for what you are looking for. A roofer who never asks what matters to you is guessing.
Two things make a roofer good
The first is how they install the covering, whether that is shingle, tile, or metal. That part has to be right, and a licensed, established company with real installs behind it will get it right.
The second is the experience you have while it happens. Here is something most people do not expect to hear from a roofer: once you have done roofing for a while, the roof is the easiest part. The part that separates companies is everything around it. That is where we put most of our effort.
Where the experience goes wrong
The homeowners who end up unhappy almost always tell the same story. Nobody told them what to expect. They felt trapped in the house because they did not know when they needed to leave. They did not know how long the dumpster would sit in the driveway, when the shingles would be delivered, what the yard would look like, or what photos they would get. None of that is about the roof. All of it makes or breaks the job.
What to ask before you sign
How big is the crew? Crew size decides how long you live with noise, dumpsters, and material on the property. A smaller company means being inconvenienced for a lot longer.
How long have you been around? If something happens later, you want a company that still exists and will come out and address it.
What is the workmanship warranty, and what does it not cover? The length matters, and the exclusions matter more. This is part of the bid, not a footnote.
How many sheets of decking are included? If your roof has three rotten sheets of plywood, every roofer has to replace three sheets. That is not a difference. The difference is how many they include, and whether they offer anything extra when the inspection already showed a lot of rot. We include three sheets free on every re-roof.
What happens when there is a surprise? This is the one that matters most. Everything looks fine from the outside, the roof comes off, and there is more damage than anyone expected. That is normal, and in my experience most homeowners are fine with it, as long as they hear about it while the roof is off. What leaves a bad taste is a bill a day or two after the job is done, for something there are no pictures of.
Our rules on surprises
Communication before, during, and after. We do not bill for anything we cannot prove with a photo. If we cannot show you a picture of it and you were not there to see it, we do not charge for it. The cost of every extra item is in your paperwork before we start, so the only thing unknown is the quantity, and that is honestly unknowable until the shingles come off. When we find something, you get the photos and the numbers, and time to look at them and ask why, where, and what before anything is decided.
