How we actually price a roof

A quick word on where these numbers come from, because it is different from how most companies quote. Most price per square, which gives you an approximate number for an average roof. We price what your roof actually takes: every bundle, every box, every roll, every nail, and the real labor, and then we show you that. What moves the number is pitch, because a steep roof means slower, more careful work; layers, because every old layer is dumpster weight and every old fastener has to come out; access, because a tight lot with nowhere for a dumpster costs time; and decking, which typically runs $100 to $130 a sheet in this market and we include three. Tile weight, for what it is worth, does not move it. One more thing worth knowing: larger homes often come in below what a per-square quote would show, because that per-square average is built on the twenty to thirty square homes most companies do, and a forty square roof does not cost proportionally more.

Architectural shingle: the value choice

Shingle is the most common roof in Southwest Florida, and for most homes it is the best value. On a typical single-story 2,000 sq ft home, a quality architectural shingle roof runs about $11,000 to $16,000, and a larger 3,000 sq ft home about $16,000 to $24,000. Tile: the Southwest Florida classic

Concrete and clay tile define the look of a lot of our area, and a tile re-roof runs about $23,000 to $30,000 on a 2,000 sq ft single-story home, roughly double a shingle roof. Tile costs more for two reasons: the material itself is more expensive, and it is heavier and slower to install. The upside is a roof that, kept up, lasts for decades. On tile it is the underlayment beneath the tile that wears out first, and once it has, the roof is a re-roof with new underlayment and new tile. We do not lift and relay old tile on a re-roof, because handling a fragile covering twice costs more in labor than the tile it saves. Metal: the longest life, at a premium

A standing-seam metal roof runs about $22,000 to $28,000 on a 2,000 sq ft home. It is priced near tile, but it buys you the longest service life of any common roof and excellent performance against Gulf wind and salt air.
