What we work out before a crew shows up
On a commercial roof the important questions are not about the roof. They are about the people under it. When does the owner want it done, and what timing actually makes sense for the residents or the tenants? Where does everyone park while there is a crew, a dumpster and a material delivery on the property? What does the site look like while we are working, down to the small things: safety cones, construction tape, black plastic around the perimeter, so nobody walks under the work and nothing lands on anyone. Those get worked out at the consultation, for your building, not from a generic checklist.
On the roof itself, the choice is usually between a roof-over, a roof-over with insulation, a partial re-roof, or a full tear-off, and for a building you plan to keep, the tear-off is the one I recommend.
