Does Your Metal Roof Need Repairs?

Sun, salt air, and storm season all work on a metal roof over time, and catching a small problem early is the difference between a quick repair and a major one. Here is what to watch for.
1. Loose or backed-out fasteners
Most metal roofs are held down by screws with rubber washers. Years of heat expansion and contraction can loosen those screws or let the washers dry out and crack. If you see screw heads standing proud of the panel, rust streaks running down from them, or fasteners on the ground after a storm, the roof is no longer sealed at those points. Re-fastening and replacing worn washers is a common, affordable repair.
2. Failed sealant at seams and penetrations
The flat field of a metal roof rarely leaks. Trouble shows up at the details: seams, ridge caps, and anywhere something pokes through, like vents, pipes, and skylights. The sealant and flashing at those points has a shorter lifespan than the metal itself. Cracked or peeling sealant is a leak waiting to happen, and it is one of the most common things we fix.
3. Corrosion, scratches, or chalking
Near the coast, salt air is hard on metal. Scratches in the finish, rust spots, or a chalky, faded surface mean the protective coating is breaking down. Addressed early, that is a coating or spot repair; ignored, it becomes corrosion that eats through the panel.
4. Leaks, stains, or loose panels after a storm
Interior ceiling stains, daylight in the attic, or panels that lifted or rattled in a windstorm all call for a look. Wind can loosen panels at the edges even when the rest of the roof is fine.
