The tile is the armor; the underlayment is the waterproofing
On a tile roof, the tile you see is mostly there to protect what is underneath and to look great doing it. The layer that actually keeps water out of your home is the underlayment beneath the tile. And here is the key: good concrete or clay tile can last for decades, but the underlayment under it has a much shorter lifespan, often 15 to 25 years. So the tile can be perfectly fine while the waterproofing beneath it has worn out.
Signs it is the underlayment, not the tile
If your roof is leaking or staining ceilings, but the tile itself looks intact with only a few cracked pieces, the underlayment is the likely culprit. Age is a big clue too: if your tile roof is 15 to 25 years old and starting to leak, it is almost always the underlayment reaching the end of its life, not the tile.
What re-underlayment involves
We carefully remove the existing tile, install a new waterproofing system underneath, and reset your tile, replacing any cracked or broken pieces and matching color and profile. You keep the look and the tile you already paid for, and your roof is watertight again, usually for a fraction of the cost and disruption of a full replacement.
